Lease Source Property Management was begun to assist well qualified prospective tenants in search of well-maintained, upper end homes. The value of these homes typically begin at $200,000 with lease rates over $1,000 per month. This is a specialty market, very different from traditional income producing properties. These transactions require a higher level of care by the company entrusted with their management. While the owners we represent may have a variety of reasons for placing this major investment in the lease market, they all want to be assured the property will be as well maintained as when it was by the owner. This is best accomplished by making sure the house and grounds are in excellent condition, prior to lease, developing high standards for each prospective tenant’s background and financial history, preparation of detailed lease agreements, and periodic visual review and inspections by the leasing agent.
At Lease Source Property Management, an Account Manager is the point of contact for any issues related to that property. An Account Manager meets with a property’s owner to discuss our firm and probable lease rates. If an owner chooses, the Account Manager will develop a Management Agreement, oversee the marketing of the property, show the property to interested and qualified parties, review background checks with the owner, prepare the tenant’s lease, and conduct the move in inspection. Any questions, complaints or service issues are handled by the Account Manager. This central point of contact best insures a successful lease experience for both the owner and the tenant.
Gary Miller is the Designated Broker and owner of Lease Source Property Management. For twenty five years he served as Vice President and Manager of Corporate Real Estate for Washington Trust Bank. In that capacity, he conducted hundreds of real estate, construction, security and project management transactions. Since leaving the Bank, Gary has served as a project consultant to Inland Northwest Bank, worked as a commercial/leasing manager and tenant advocate for commercial property management firms.
Gary involvement with residential property management began when he became the General Manager and Designated Broker for a local property management firm with responsibility for approximately 400 properties. During his time at this firm, he recognized the need for a small property management firm specialized in representing higher end homes. Gary is licensed, in the State of Washington, as the Designated Real Estate Broker.
His civic activities include membership on West Central Community Center Board of Directors and Chairman of its Construction Advisory Committee. He previously served on the Downtown (Spokane) Business Improvement District as Treasurer, the Post Street LID Steering Committee, the Spokane Downtown Comprehensive Plan Steering Committee, Downtown Parking Steering Committee and as Chairman of the Spokane Parking Development Authority.
